Bringing an empty building back into use takes more than turning the services on. SafeSite Facilities can coordinate the compliance reports and trade work needed to restore isolated utilities as part of a safe, planned handover, or change of tenancy.

A managed return to service

We start with the property’s isolation record, current condition and intended use. The work required will vary according to the length of vacancy, the systems installed and any defects found before or during recommissioning.

An agreed scope may include:

• Checking the condition and status of previously isolated services.
• Arranging competent trades to restore relevant water, heating, electricity or gas systems.
• Checking accessible pipework and outlets for visible leaks after water is restored.
• Flushing, and where needed disinfecting, water systems that have stood unused, in line with HSE guidance.
• Completing any Electrical Installation Condition Reports (EICR), Legionella risk assessments and gas safety checks needed before occupation.
• Testing smoke and carbon monoxide alarms before a new tenancy starts.
• Recording completed work and any outstanding remedial items.

Supplier reconnection, statutory checks, repairs and specialist commissioning may require separate visits or quotations. Gas and electrical work must be carried out by appropriately qualified people.
