EICR Testing for Vacant Properties

An Electrical Installation Condition Report (EICR for short), records the condition of a property’s fixed electrical installation. SafeSite Facilities can help arrange inspection and testing when a vacant building is being managed, refurbished or prepared for its next occupier.

Understand the condition of the installation

A qualified and competent electrical inspector will assess the installation and issue a report identifying observations, classification codes and any further investigation or remedial work needed. The scope should reflect the building’s size, number of distribution boards and circuits, access and previous inspection records. Inspection and testing follows the current edition of BS 7671, the IET Wiring Regulations.

The service can include:

  • Agreeing the inspection scope and access requirements.
  • Inspecting and testing the relevant fixed electrical installation.
  • Providing an EICR with findings and recommendations.
  • Quoting separately for remedial work where required.
  • Helping coordinate a return visit and appropriate follow-on documentation.

An EICR is a condition report, not a blanket certificate that every circuit is safe or that identified defects have been corrected. Portable appliance testing is a separate service.

Planned around your property programme

Whether you manage one residential void or a portfolio of empty commercial units, we can help plan the inspection around access, refurbishment and reoccupation. Requirements and inspection intervals depend on the property and applicable rules. In England, private and social landlords must have the installation inspected at least every five years and complete required remedial work within 28 days. For commercial buildings, regular inspection helps meet duties under the Electricity at Work Regulations 1989.
