SafeSite Facilities was appointed to deliver a comprehensive vacant property security solution for a disused leisure complex in West Sussex. Following closure, the site had increasingly attracted self-proclaimed urban explorers, trespassers and vandals, creating significant risks for the property owner including damage, liability exposure and ongoing anti-social behaviour.
The objective was to implement a robust vacant property boarding up and monitored security system that would deter unauthorised access, protect the building and provide continuous site monitoring.
Large vacant commercial sites present unique security risks, and this former leisure complex was no exception. Key concerns included:
Traditional boarding methods were no longer effective. The client required a long-term vacant property protection strategy combining physical security upgrades with intelligent alarm monitoring.
We designed a layered security approach integrating perimeter security, steel boarding systems, and 24/7 monitored alarm protection to create a highly visible and effective deterrent.
To secure both perimeter and internal areas, we installed advanced detection systems across the site.

Six Mobile Perimeter Alarm PIDs were deployed to provide immediate detection of unauthorised movement around the site boundary. These systems deliver real-time alerts and create a strong visual deterrent to prevent intrusion attempts.
In addition, eleven 24hr Monitored Alarm Systems were strategically installed to eliminate potential blind spots internally and externally, ensuring continuous monitored protection around the clock.
Together, these systems created a fully monitored vacant property security environment capable of rapid response to incidents.
To reinforce external protection measures, SafeSite installed:
This site perimeter solution restricted access routes, clearly defined secure boundaries and significantly reduced opportunities for unauthorised entry.
The site’s existing timber boarding was replaced with high-security steel alternatives designed for long-term vacant property protection.
Eighty Perforated Steel Security Screens were installed across vulnerable windows and openings.
Unlike traditional timber boarding, our perforated steel screens:

All primary access points were upgraded with Steel Security Doors, preventing forced entry while maintaining controlled authorised access when required.
Following installation, the client immediately benefited from enhanced site protection:
The integrated approach ensured the property remained secure while awaiting future redevelopment plans.
